A 2026 completion means the developer expects to hand over keys during 2026. You sign the purchase agreement now, pay staged deposits along the way, and pay the balance at completion — which is also when your mortgage funds and property transfer tax becomes payable. Deposits on a 2026 completion

Most BC presale deposits total 5–15% of the purchase price, staged across several instalments, with promotional structures occasionally as low as 2.5–5%. Deposits are held in trust under REDMA. A longer runway to completion usually means more instalments rather than a larger total — for example 5% on signing, a further 5% at a construction milestone, and the balance staged over the following months. There is no buyer interest paid on deposits in BC, and the 7-day rescission period after signing lets you and your lawyer review the disclosure statement before the contract becomes firm.

Closing costs and financing

You qualify for your mortgage at completion, not at signing, so lenders will not hold a rate for a 2026 closing. Budget for the balance of the purchase price, GST on new homes where it applies (with the new housing rebate where you qualify), property transfer tax, legal fees and the first strata contribution. Rates at completion are unknown — plan for the payment you can carry rather than a forecast.

Completion dates and your contract

Every presale contract carries an estimated completion date and an outside completion date. Construction timelines move; the outside date is the enforceable one. Developers must disclose material changes under REDMA, and the disclosure statement sets out your rights if the outside date passes.
