Rents and gross yield

CMHC's 2025 survey puts the average Vancouver one-bedroom at $1,860 and two-bedroom at $2,647, with a 2.7% vacancy rate. Gross yield is rent × 12 ÷ price, before strata fees, property tax, insurance, vacancy and financing — it is a screening number, not a return.

Deposits and buying costs

Most BC presale deposits total 5–15% of the purchase price, staged across several instalments, with promotional structures occasionally as low as 2.5–5%. Deposits are held in trust under REDMA. On completion you also pay the balance of the purchase price, GST on new homes where it applies (with the new housing rebate where you qualify), property transfer tax, legal fees and the first strata contribution.
