Presale questions BC buyers are asking in 2026
These are the problems first-time buyers and investors bring to us most often about presale condos and townhomes in Metro Vancouver and the Fraser Valley. Each answer starts with the short version, then the rules, with links to the official sources.
My presale appraised lower than I paid. What can I do?
Your lender will lend against the lower of the price or the appraisal, so you must cover the gap in cash or close another way. Your options are a second appraisal with another lender, adding funds or a co-signer, negotiating with the developer before completion, or an assignment. Walking away usually means losing your deposit and possibly being sued for the developer's losses.
Is my presale deposit safe if the developer goes under?
It depends on how your deposit is held. Under BC's REDMA, deposits sit in trust with a lawyer, notary or brokerage, or are covered by deposit protection insurance. Insured deposits can be released to the developer for construction, which makes recovery harder if the project fails. Check which applies in your disclosure statement before you sign.
Should I buy a presale now or wait?
In late 2026, buyers have leverage: prices are down year over year, inventory is high and developers are offering incentives. But condo construction starts have collapsed, which points to tighter supply in a few years. Buying now makes sense for end users with a long horizon and strong finances. Short-term investors relying on quick gains should be cautious.
Do I get the first-time buyer GST rebate on a presale?
Likely yes, if you're a first-time buyer purchasing a new home from a builder under an agreement signed on or after March 20, 2025. The rebate covers all the GST on homes up to $1 million (up to $50,000) and phases out between $1 million and $1.5 million. The builder can credit it at closing, or you apply to the CRA.
How much cash do I need to buy a presale in BC?
Plan for the deposit (often 5% to 20% of the price, paid in stages over 12 to 24 months), plus cash at completion for the rest of your down payment, legal fees and adjustments, and a buffer in case the unit appraises low. First-time buyers can cut costs with BC's property transfer tax exemptions, the GST rebate, the FHSA and the RRSP Home Buyers' Plan.
Can I sell my presale before it completes, and what tax will I pay?
Usually yes, by assignment, if your contract allows it and the developer consents (often for a fee). Profits can be hit by the BC home flipping tax (up to 20% if held under 366 days, falling to zero at 730 days), GST on the assignment, and income tax. In 2026 assignment demand is weak, so expect to price below original contract in many buildings.
Will I qualify for my mortgage when my presale completes?
You qualify at completion, not when you sign, so your income, debts, rates and the appraisal on completion day all matter. Uninsured mortgages are stress-tested at the higher of your rate plus 2% or 5.25%. Insured mortgages allow 30-year amortization for all buyers of newly built homes, with a $1.5 million insured price cap.
Will my presale condo cash flow when it completes?
Many new condos in Metro Vancouver don't cash flow at completion with a typical down payment. 1-bedroom rents fell year over year in most Metro Vancouver cities in 2026, the 2026 BC rent increase cap is 2.3%, and short-term rentals are limited to principal residences in Surrey, Burnaby, Coquitlam, Langley and other cities. Run the numbers at today's rents and rates.
Are presale incentives a real deal or a trap?
Some are real, some are marketing. The only way to judge is to convert every incentive into a net effective price and compare it with completed units nearby. A direct price reduction is the cleanest. Rental guarantees and buy-backs are only as good as the company behind them, and a low deposit doesn't lower what you pay.
Should I buy a presale or a move-in-ready new condo?
In 2026, a completed new unit is often the lower-risk choice: you see exactly what you're buying, there's no appraisal surprise and no construction risk, and developers are discounting unsold inventory. Presale still wins if you need time to save, want the newest product, or the deal is clearly better. Both can qualify for new-home tax breaks.
Can I get out of my presale contract in BC?
You can cancel within 7 days of signing (or of receiving the disclosure statement, whichever is later) for any reason. After that, you may have rights if you never received a required disclosure statement, if the developer made an undisclosed material change, or if the project misses its outside date. Otherwise, cancelling is a breach of contract.
What taxes do I pay as a presale investor in BC?
Plan for GST on the purchase (most new-build investors get little or no GST rental rebate in Metro Vancouver because it ends at $450,000), the Speculation and Vacancy Tax if the unit sits empty, the BC home flipping tax if you sell within two years, and income tax on rent and gains. Get an accountant involved before you sign.
Can I buy a presale in BC on a work permit, or from outside Canada?
Citizens and permanent residents can buy. Work permit holders can usually buy one home if they have at least 183 days left on their permit. Canada's ban on non-Canadians buying residential property is set to expire on January 1, 2027. As of October 2026, Ottawa hadn't announced whether it will extend or replace it, so check the status before signing.
