Will my presale condo cash flow when it completes?
By Uzair Muhammad, REALTOR®, Real Broker BC
Quick answer
Many new condos in Metro Vancouver don't cash flow at completion with a typical down payment. 1-bedroom rents fell year over year in most Metro Vancouver cities in 2026, the 2026 BC rent increase cap is 2.3%, and short-term rentals are limited to principal residences in Surrey, Burnaby, Coquitlam, Langley and other cities. Run the numbers at today's rents and rates.
The rent side
In September 2026, unfurnished 1-bedroom rents fell year over year in 8 of 9 Metro Vancouver cities tracked by liv.rent. Vancouver was the only increase.
Once tenanted, increases are capped. The maximum allowable rent increase in BC for 2026 is 2.3%.
Short-term rentals
BC's principal residence requirement limits short-term rentals to your home (plus one secondary suite or laneway) in many municipalities, including Surrey, Burnaby, Coquitlam, Abbotsford, Delta and both Langleys. Don't underwrite a presale on Airbnb income in those cities.
How to test a deal
Use today's realistic rent for the exact unit type, today's mortgage rate, strata fees, property tax, insurance, a vacancy allowance and the Speculation and Vacancy Tax if it applies. If it only works with rent growth or appreciation, it's a speculation, not an investment.

Frequently asked questions
Do presale condos cash flow in 2026?
Many don't with a 20% down payment at current rents and rates. Larger deposits, lower prices or incentives can change that. Run the numbers per unit.
What is the BC rent increase limit for 2026?
2.3%.
Can I Airbnb my presale condo in Surrey?
Surrey is on BC's principal residence requirement list, so short-term rentals are limited to your principal residence.
