What taxes do I pay as a presale investor in BC?
By Uzair Muhammad, REALTOR®, Real Broker BC
Quick answer
Plan for GST on the purchase (most new-build investors get little or no GST rental rebate in Metro Vancouver because it ends at $450,000), the Speculation and Vacancy Tax if the unit sits empty, the BC home flipping tax if you sell within two years, and income tax on rent and gains. Get an accountant involved before you sign.
GST and the rental rebate
Investors pay GST on a new unit. The GST/HST new residential rental property rebate phases out between $350,000 and $450,000 and is not available at $450,000 or more, so it rarely applies to Metro Vancouver condos.
Speculation and Vacancy Tax
The SVT applies in Surrey, both Langleys, Abbotsford, Coquitlam, Burnaby, Delta, Chilliwack, Mission, Maple Ridge and other taxable regions. For 2026, the rate is 1% for Canadian citizens and permanent residents and 3% for foreign owners, unless an exemption applies, such as renting it out long term.
Selling taxes
The BC home flipping tax applies to profit on sales within 730 days, at up to 20%. Federal rules can treat short holds as business income.

Frequently asked questions
Do I get the GST rebate as a presale investor?
Only if the unit's value is under $450,000, with the full rebate below $350,000. Most Metro Vancouver condos are above that.
What is the SVT rate in 2026?
1% for Canadian citizens and permanent residents and 3% for foreign owners, for 2026 use, in taxable regions.
Should I buy a presale through a corporation?
It can make sense for some investors, but it changes exemptions and financing. Get accounting and legal advice first.
