Should I buy a presale now or wait?

By Uzair Muhammad, REALTOR®, Real Broker BC

Quick answer

In late 2026, buyers have leverage: prices are down year over year, inventory is high and developers are offering incentives. But condo construction starts have collapsed, which points to tighter supply in a few years. Buying now makes sense for end users with a long horizon and strong finances. Short-term investors relying on quick gains should be cautious.

Where the market is right now

Greater Vancouver's composite benchmark price was $1,075,900 in September 2026, down 5.5% from a year earlier. Sales were 25% below the 10-year average and inventory was 24.3% above the long-term average.

That is a buyer's market. Developers are competing with resale and with unsold completed units, which is why incentives are widespread.

Why the future supply picture matters

CMHC reported condo starts fell roughly 40% in the first half of 2026, the weakest first half since 2011. Fewer starts today means fewer completions later this decade.

Nobody can time the bottom. What you can do is buy the right unit at a net price that makes sense, with a deposit structure and completion date you can handle.

Who should buy now, and who should wait

Buy now: you plan to live in it or hold for 5+ years, you can absorb an appraisal shortfall at completion, and you can negotiate a strong deal.

Wait or buy move-in ready instead: you need to flip quickly, you're stretching to qualify, or the deal only works if prices rise before completion.

Frequently asked questions

Are presale prices still falling in 2026?

Greater Vancouver's benchmark price was down 5.5% year over year in September 2026, and presale demand is weak. Prices vary a lot by city and building, so compare against completed units nearby.

Is now a good time for investors?

Only if the numbers work at completion without counting on appreciation. Rents fell in most Metro Vancouver cities in 2026, so check cash flow carefully.

Should I buy presale or resale in 2026?

Resale and completed new units give certainty and immediate occupancy. Presale gives time to save and new-build tax breaks. Compare the net price after incentives and rebates.
