Are presale incentives a real deal or a trap?

By Uzair Muhammad, REALTOR®, Real Broker BC

Quick answer

Some are real, some are marketing. The only way to judge is to convert every incentive into a net effective price and compare it with completed units nearby. A direct price reduction is the cleanest. Rental guarantees and buy-backs are only as good as the company behind them, and a low deposit doesn't lower what you pay.

Common 2026 incentives

Developers in Metro Vancouver have offered price reductions, reduced deposits, strata fee credits, rental guarantees, buy-back programs and even vehicle credits to restart sales.

How to value them

Price reductions: the real saving, and it also helps the appraisal.

Credits at completion: a saving, but a credit doesn't change the price the lender appraises against.

Low deposits: easier cash flow today, same price and same risk at completion.

Rental guarantees and buy-backs: check who pays, for how long, and what happens if that company can't.

The comparison that matters

Net price per square foot after incentives versus recent sales of similar completed units nearby. If the presale isn't clearly better value, a completed unit may be the smarter buy.

Frequently asked questions

What presale incentives are available in 2026?

Price cuts, lower deposits, strata fee credits, rental guarantees and buy-backs are common. They change weekly by project.

Are rental guarantees safe?

They depend on the company offering them. If that entity fails, the guarantee may be worthless. Read the terms.

Is a 5% deposit a good deal?

It lowers your cash outlay now, not your price. Judge the deal on net price.
