Presale Condo or Townhome for Your First Home in BC? (2026)

Updated October 2026

Condo or townhome for your first presale? Same tax relief, but a $991/month carrying-cost gap. Real 2026 BC numbers and a worked example.

PresaleProperties.com is the buyer-focused representation practice of Uzair Muhammad (REALTOR, Real Broker BC), serving presale and new construction buyers across Metro Vancouver and the Fraser Valley from 3211 152 St, Building C, Suite 402, Surrey BC V3Z 1H8 — (672) 258-1100.

For a first home in BC, a presale condo wins on monthly cost and entry price; a presale townhome wins on space, land share and long-term flexibility. In 2026 the tax relief is identical for both: on a $749,900 townhome or a $499,900 condo, the federal GST rebate and BC's newly built home exemption wipe out about $37,500 or $25,000 of GST and all of the transfer tax.

The real decision is not tax. It is the $1,000-a-month gap in carrying cost, and what you get for it. Here are the numbers on a like-for-like basis.

The 2026 price gap you are actually choosing between

The Fraser Valley Real Estate Board's September 2026 benchmarks put apartments at $461,800 (down 9.3% year over year) and townhouses at $745,300 (down 6.2%). Listings sit 31% above the 10-year seasonal average, so buyers have negotiating room on both product types. Condos have fallen further, which makes the gap between the two the narrowest it has been in years.

Fraser Valley, Sept 2026BenchmarkYear over year
Apartment$461,800-9.3%
Townhouse$745,300-6.2%

Tax relief is the same on both

The federal first-time home buyers' GST rebate refunds 100% of the 5% GST on new homes up to $1 million (maximum $50,000), phasing out to $0 at $1.5 million. BC's newly built home exemption removes property transfer tax on new homes up to $1.1 million. Both a $499,900 condo and a $749,900 townhome clear every threshold. Check your own eligibility against the CRA's rules before you sign, because the CRA tests first-time buyer status at completion.

Worked example: $499,900 condo vs $749,900 townhome

Assumptions, all illustrative: 20% down, a 4.25% rate, a 30-year amortization, strata and property tax at typical Surrey and Langley levels. Your lender's rate and the project's real strata budget will move these numbers.

1-bed+den condo (about 700 sq ft)3-bed townhome (about 1,400 sq ft)

Price per sq ftabout $714about $536
20% down$99,980$149,980

Strata (monthly)about $450about $375
Property tax (monthly)about $160about $242
Monthly carryabout $2,577about $3,568

The townhome costs about $991 more per month and $50,000 more in cash for the down payment, but gives you double the space at roughly 25% less per square foot. Strata fees on townhomes typically run $0.25 to $0.55 per sq ft against $0.55 to $0.95 for condos, because there is no elevator, lobby or shared amenity package to fund.

Which one fits which buyer

Choose the condo if

You are single or a couple, your qualifying income is tight, you want transit access (SkyTrain corridors are almost all condo product), or you may rent it out later. Lower cash needs also keep the deposit staging manageable.

Choose the townhome if

You are planning kids or a home office, want a private entrance and garage, and can qualify for roughly $600,000 of mortgage. You also hold a larger share of the land, which matters over a 10-year hold.

What the sales centre will not say: townhome strata corporations are small, often 20 to 60 units. A small contingency fund means a single roof or siding repair can trigger a special levy. Ask for the depreciation report and the first-year budget before you write a deposit cheque, and compare the budget to the strata fee in the brochure.

The qualifying trap on the bigger purchase

Your mortgage is approved at completion, not at signing. With a townhome two years away, you are betting your income and the stress test will still support a $600,000 mortgage. At the condo level the margin for error is far wider. If your numbers are close, the condo is the safer first purchase. Our guide on qualifying at completion shows the stress-test math.

Do this: price both products at your real income, ask the project for the strata budget, then compare total monthly carry, not purchase price. The Bottom Line

Tax relief does not separate these two products; carrying cost, space and your qualifying margin do. We represent buyers only and never promote a developer, so we will tell you when the cheaper unit is the smarter one. See current Surrey presale condos, then Book a free 15-min call and we will run both scenarios on your numbers.
