The sales centre person is paid by the developer
The presentation centre is the developer's storefront. The rep standing at the model kitchen is compensated by the builder, works one price list, and has one building to sell you — theirs. That is not dishonest, it is simply their job. What it means for you is that nobody in that room is comparing this building against the three others releasing the same month, nobody is telling you the deposit schedule is heavier than the norm, and nobody is arguing for a credit on your behalf.
The developer has a team. You should too.
What we do that the sales rep cannot
We compare every project in the area, not one. We negotiate on price, upgrades, parking, storage and incentives where the builder has room. We read the disclosure statement and the contract before you sign, and we flag the parts that cost buyers money later — deposit timing, assignment terms, sunset dates, and the appraisal gap risk on a completion that is years out. What it costs you: nothing
On presales the developer pays the buyer-agent commission out of the same marketing budget whether you bring representation or not. Walking in unrepresented does not lower the price — it just means that portion stays with the developer's own sales team. Register with us before your first visit to the presentation centre and there is no cost to you for everything above. If a project is structured differently, we tell you before you go, in writing.

Do I need a realtor to buy a presale?
You are allowed to buy a presale without one, but you give up the only person in the transaction who works for you. The sales centre represents the developer and sells a single building. Your own agent compares every project releasing in that area, reads the disclosure statement and contract before you sign, checks the deposit schedule against what is normal, and flags appraisal and completion risk on a home that may be three years away. Because the developer pays the buyer-agent commission, declining representation does not reduce your purchase price. It simply removes a second set of eyes from the largest contract most people ever sign.
Does the developer pay the realtor?
Yes. On virtually every presale in British Columbia the developer budgets a buyer-agent commission into the project's marketing costs before a single unit is released. If you arrive unrepresented, that budget does not come back to you as a discount — the developer's own sales team keeps it. The one requirement is timing: most builders ask that your agent register you before or on your first visit to the presentation centre. Register first and representation costs you nothing. If a specific project is structured differently, which is rare, we tell you in writing before you go so there are no surprises.
Can a realtor negotiate a lower price than the posted price?
Sometimes, and more often the negotiation is not about the headline number. Early in a release the developer protects the price list because it sets the appraisal benchmark for the whole building, so movement tends to come as upgrades, appliance packages, parking, storage, decorating allowances or a softer deposit schedule. Later in a release, or on remaining inventory, direct price movement becomes realistic. Knowing which phase a project is in, and what neighbouring buildings are giving away that month, is the difference between asking and asking well. We never promise a number in advance — we tell you what the current release is actually doing.
What does a presale realtor actually do?
Before you buy: shortlist every project that fits your budget and timeline, get you on VIP lists ahead of public release, and compare floor plans, exposures, deposit structures and completion dates side by side. At contract: review the disclosure statement, explain assignment and rental terms, check the sunset date, and raise anything that could cost you money at completion. After you buy: track construction updates, handle amendments, prepare you for the deficiency walkthrough, and coordinate with your lawyer and lender through closing. It is a multi-year relationship, not a single afternoon at a presentation centre.
Should I visit the sales centre alone?
Try not to, and if you do, register with your own agent first. Most developers only recognise buyer representation if your agent registers you before or on your first visit, so an unplanned Saturday walk-through can permanently remove your right to representation on that building. Nothing bad happens in the room — you simply see one project, hear one version of the market, and are asked to make a decision on a worksheet the same day. Send us the project first.
