What is a half duplex vs a duplex?

A duplex is one building divided into two separate homes. In BC you almost always buy a half duplex — one of those two sides, held on its own title, with its own entrance, yard and utilities. A full duplex means you own the whole building and both sides, which is far rarer on MLS. Listings use "1/2 duplex" and "half duplex" interchangeably, so search both. Ownership is usually freehold or a bare-land strata with two lots. Ask which one before you write, because it changes insurance, maintenance and what you can alter. Do new duplexes have strata fees?

Most do not. Of the new duplexes currently listed on this page, the large majority show no monthly fee at all — the two owners share the building and settle roof, drainage and envelope work between themselves. A minority sit in a two-lot strata, which carries a small fee and a set of bylaws. That is why the "no strata fees" badge on each card is computed from the listing's own fee field rather than assumed. BC has stratas, not HOAs, so read the disclosure and any two-lot agreement before you remove conditions. Ask us to pull the paperwork on anything you are shortlisting.

Can I rent out the suite in a new duplex?

Often yes, and that is why buyers look here. Many new half duplexes are built with a self-contained lower suite marketed as a mortgage helper. Whether you can legally rent it depends on the municipality: the suite must be permitted, occupancy has to be granted, and some cities limit one secondary suite per lot. A suite that appears in the listing photos is not automatically a legal one. Ask for the building permit, the final occupancy document and the city file before you count the income. Is a new duplex a good investment in 2026?

It depends on what you need the property to do. A new half duplex usually gives you more floor area and a private yard for less than a detached home on the same street, no monthly fee in most cases, and a suite that can carry part of the payment. Against that, you share a wall and a building with one neighbour, and resale demand is narrower than for condos. Run the numbers on the actual unit rather than the type: payment, suite income if the suite is legal, taxes, insurance and maintenance you now own outright. We will not tell you a purchase makes sense until it does on paper.

What is the difference between a duplex and a townhome?

A duplex is two homes in one building; a townhome is one home in a row of several, inside a strata that owns the common property. That is the practical split. Townhomes carry a monthly strata fee, a contingency fund, bylaws that can restrict rentals or pets, and shared amenities. Half duplexes usually carry none of that, but you also have no strata to organise roof or envelope repairs.
