Most BC presale deposits total 5–15% of the purchase price, paid in instalments — current promotions on select Fraser Valley projects run as low as 2.5–5%. All deposits are held in trust under REDMA. Deposit structure is a negotiating point, not a fixed rule: it changes with sales pace, phase and developer.

How presale deposits actually work in BC

You do not need a full down payment to buy a presale. You put a staged deposit down at contract, then further instalments at set dates or construction milestones, and you arrange your mortgage months before completion — often two to four years later. A lower deposit keeps more of your capital liquid while you wait.

REDMA trust protection on your deposit

Under BC's Real Estate Development Marketing Act (REDMA), presale deposits are held in a trust account by the developer's lawyer or brokerage, not spent by the developer as working capital. That protection is about the handling of your money — it does not protect you against a market decline between signing and completion.

How to compare a low deposit properly

Read the deposit schedule against your own cash-flow plan: total percentage, number of instalments, dates, whether instalments are calendar-based or tied to construction milestones, and whether the deposit is interest-bearing to you. A 5% deposit with all of it due in 30 days can be harder than 10% spread over 18 months.

How much deposit do I need for a presale in BC?

Is a low deposit riskier?

The deposit percentage does not change the contract risk — completion date, financing at completion and market movement do. A low deposit lowers your upfront cash and your capital at risk, but you still owe the full purchase price at completion, so qualify for that mortgage before you sign.

Are low-deposit presale deposits still protected?

Yes. Every presale deposit in BC is held in trust under REDMA regardless of size. Trust protection covers how the deposit is held, not the future value of the home.

Can I negotiate the deposit structure?

Sometimes. Developers move on deposit staging more often than on price, particularly in slower phases or on remaining inventory. That negotiation is one of the things a buyer-only agent does for you at no cost — the developer pays the buyer-agent commission on most projects (we confirm on each one).
