BC Pre-Delivery Inspection (PDI) Checklist
A pre-delivery inspection is the buyer's structured walkthrough before completion. The buyer documents deficiencies room by room and submits a formal list to the developer. This guide outlines the standard checklist sections used by BC presale buyers, including general condition, kitchen, bathrooms, mechanical and electrical, balcony or exterior areas and final documentation.
Buyers should arrive prepared with painter's tape, a flashlight, a phone for photos and time on their side. Common findings include drywall touch-ups, scratched finishes, alignment issues, missing hardware and cosmetic appliance damage. Any structural or safety issue should be flagged immediately and confirmed in writing.
The PDI is not a free-form inspection — it is a contractually defined moment.
