Are new townhomes a good buy in 2026?
For families they remain the most practical entry point in the Fraser Valley: three bedrooms, a garage and a small yard for less than a detached home in the same neighbourhood. What decides it is the specific complex, not the category. Look at the strata fee and what it covers, the depreciation report, the rental and pet bylaws, and how many units are currently listed in the same building. A new townhome also carries 2-5-10 warranty coverage, which a twenty-year-old one does not. We will model the payment with you before you decide, using the real fee and taxes on the unit.
What is included in a new townhome vs resale?
A new townhome arrives with everything under warranty: the 2-5-10 coverage on materials, building envelope and structure, appliances under manufacturer warranty, and no deferred maintenance in the contingency fund yet. Finishes are current, and layouts tend to be more efficient. What is usually not included is window coverings, landscaping beyond the builder's package, and sometimes air conditioning. Resale gives you a mature strata with a spending history you can read, and often a bigger lot position. Ask for the disclosure or the strata documents either way. How much deposit is required on a new townhome?
There is no single figure, so treat any number you see quoted as a starting point rather than a rule. On an MLS purchase the deposit is negotiated in the contract and is typically due shortly after conditions are removed. On a new construction purchase from a builder, the deposit is staged across several dates set out in the disclosure statement, and it is held in trust. What matters is the schedule: how many instalments, what dates, and what happens if completion moves. Ask for the deposit schedule in writing before you sign, and confirm your lender is comfortable with it.
Townhome vs duplex — which is better for a family?
Both work; they trade different things. A townhome puts you in a strata that maintains the roof, envelope and common areas, usually with visitor parking and sometimes a playground, in exchange for a monthly fee and bylaws. A half duplex generally gives more square footage, a private yard and no fee, but you own all the maintenance and you coordinate shared work with one neighbour. What should I look for in a new townhome floor plan?
Start with how you actually live. Check whether the main floor is genuinely open or broken by a staircase, where the powder room sits, and whether the kitchen has a wall for a full pantry. Upstairs, measure the secondary bedrooms rather than trusting the drawing, and confirm the laundry is on the bedroom level. Look for a usable yard or deck off the main living space, not a strip beside the driveway. Check garage depth and ceiling height if you park a larger vehicle. Ask which walls are structural before you plan changes, and get the dimensioned plan, not the marketing render.
