Are new condos a good buy in 2026?
New condos are the most liquid part of the market: they sell and rent faster than any other type in Metro Vancouver, which matters if your plans might change. The trade-off is that you are buying into a strata with a fee, bylaws and a shared building. Judge the individual unit and building rather than the category — the fee and what it covers, the number of units listed in the same tower, the parking and storage included, and the layout's efficiency. New buildings also carry 2-5-10 warranty coverage. We will run the full monthly cost with you before you commit.
What is the difference between a new condo and a resale condo?
A new condo comes with warranty coverage, current finishes, modern building code and a strata with no spending history yet. A resale condo gives you documents you can actually read: minutes, a depreciation report, the contingency balance and any special levies already voted on. New buildings can still surprise you in the first years while the strata sets its budget, so ask for the first-year budget and the warranty documents. How much deposit is required on a new condo?
It depends on how you buy. On an MLS purchase the deposit amount and due date are negotiated in the contract and usually land shortly after conditions are removed. Buying new construction directly from a builder, the deposit is staged across several dates written into the disclosure statement and held in trust until completion. Rather than working from a percentage you read somewhere, ask for the written schedule: how many instalments, what dates, whether any are tied to construction milestones, and what happens if completion is delayed. Confirm the schedule with your mortgage broker before you sign anything.
What are the extra costs of buying a new condo?
Budget beyond the purchase price. Expect property transfer tax, which has exemptions worth checking for first-time and newly built homes, and GST on a newly built home with its own rebate rules. Then legal fees, title insurance, an adjustment for prepaid property taxes, and on new construction sometimes a share of the developer's levies or utility hookups written into the contract. After closing there is the monthly strata fee, home insurance and any move-in fee. Condo vs townhome — which should I buy first?
If you are buying your first home and want the widest resale and rental pool, a condo usually wins: lower entry cost, lower fee in absolute dollars, and the easiest to sell or lease later. If you need three bedrooms, a garage or ground-floor access now, a townhome is worth the higher entry price rather than buying a condo you will outgrow in two years. Be honest about the timeline — under five years favours the more liquid option. Look at both in the same city and compare the total monthly cost, not just the price.
