Yes. New construction in Canada is subject to 5% GST on the purchase price, and it is not covered by your mortgage — you need it in cash at completion. Resale homes that have already been lived in are GST-exempt, so always confirm whether a "new" listing has had a prior occupant.
Can I get the GST rebate on a new home in BC?
Possibly. The federal GST New Housing Rebate returns part of the GST on homes priced under $450,000, and Canada's first-time home buyer measures can eliminate GST on qualifying new homes up to $1 million with partial relief to $1.5 million. Eligibility depends on your buyer status and completion date — we'll flag it early and your accountant confirms it.
Does the newly built home property transfer tax exemption apply?
It can. BC's Newly Built Home Exemption removes property transfer tax on a qualifying new home priced up to $1,100,000, with partial relief up to $1,150,000. You must be a Canadian citizen or permanent resident, move in within 92 days and live there for the first year. First-time buyers have a separate exemption that may work out better.
Is a move-in ready home covered by warranty?
Yes — every one of these houses carries BC's mandatory 2-5-10 warranty: 2 years on labour and materials, 5 years on the building envelope, and 10 years on structural defects. The clock starts at the first occupancy date, so ask us how much coverage is left before you write.
What's the difference between buying move-in ready and buying presale?
A move-in ready home is finished — you see the actual unit, the actual view and the actual strata fees, you can get an appraisal and a firm mortgage, and you complete in weeks. A presale is bought from a floor plan with a deposit schedule and a completion date years out. Presale can price better; move-in ready removes the timing risk. We do both, so our advice isn't tied to either.
What are strata fees in a new Vancouver building?
New buildings usually start between roughly $0.45 and $0.75 per sq ft per month, covering building insurance, common-area maintenance, management and contingency reserve contributions. First-year budgets are estimates set by the developer, so expect an adjustment once the owners take over. We review the strata documents, depreciation report and contingency balance with you before you go firm.
Does the BC home flipping tax apply to these homes?
It applies if you sell within 730 days of buying. The BC home flipping tax is 20% of the profit on a sale within the first 365 days, sliding to zero at day 730, and it's on top of any federal tax. Exemptions exist for life events such as a job relocation, separation or death. If you're buying to hold for two years or more, it doesn't touch you.
Will I owe the speculation and vacancy tax?
Only if the home sits empty. In BC's designated taxable areas — which include most of Metro Vancouver and parts of the Fraser Valley — the speculation and vacancy tax is 0.5% of assessed value for BC and other Canadian owners and 2% for foreign owners and satellite families. Living in it, or renting it out long-term, exempts you. You must file a declaration every year even if you're exempt.
Can a non-resident or foreign buyer purchase one of these?
Usually not directly. Canada's prohibition on the purchase of residential property by non-Canadians runs to 1 January 2027, with narrow exceptions for certain work permit holders, students and refugees. BC also charges a 20% additional property transfer tax on foreign buyers in the taxable regions. Tell us your status on the first call and we'll tell you honestly whether it's workable.
How much deposit and down payment do I need?
On a completed home you write a deposit with your offer — typically 5% of the price, due within 24 hours of subjects being removed — and it forms part of your down payment. Minimum down payment is 5% on the first $500,000, 10% on the portion from $500,000 to $1.5 million, and 20% above $1.5 million. Budget separately for GST, property transfer tax where applicable, and legal fees.
Do I pay you a commission as a buyer?
In almost every case, no — buyer-agent compensation is paid out of the listing side of the transaction, so our representation costs you nothing. Where a listing offers no buyer compensation we tell you before you view it and put any arrangement in writing first. You'll never get a surprise invoice from us.
