Presale suits buyers who have time, want a brand-new home under warranty, and can put a staged deposit down now while their income or savings grow before completion. Resale suits buyers who need to move within 60 days, want a known building and a visible price, and prefer certainty over upside. Neither is universally better — the right answer depends on your timeline, your financing, and how much uncertainty you can carry.

The short answer
Buy presale if your move-in horizon is 18 months or more, you value a new home with 2-5-10 warranty coverage, and your deposit is easier to stage than a full down payment today. Buy resale if you need certainty on price, condition and possession date, or if your financing is stronger now than it may be in two years.
Money in: deposit vs down payment
Most BC presale deposits total 5–15% of the purchase price, paid in instalments — current promotions on select Fraser Valley projects run as low as 2.5–5%. All deposits are held in trust under REDMA. On a resale purchase you need your full down payment — a minimum of 5% up to $500,000 and 10% on the portion above — available at completion, typically 30 to 60 days after your offer is accepted.
Tax: GST on new, none on used
New construction attracts 5% federal GST. Qualifying first-time buyers can eliminate that GST on homes up to $1M under the 2026 federal rebate, phasing to zero at $1.5M. A used resale home has no GST. Property Transfer Tax applies to both, but BC's Newly Built Home Exemption is only available on new construction — see our closing-cost worked examples.
Protection: rescission and warranty
A BC presale gives you a 7-day statutory rescission period under REDMA after you receive the disclosure statement — you can cancel for any reason and get your deposit back. New construction also carries mandatory 2-5-10 warranty: two years on labour and materials, five on the building envelope, ten on structure. Resale gives you the 3-day Home Buyer Rescission Period and whatever subject clauses you negotiate, but the home itself is sold as-is.
Exit: assignment vs selling
A presale contract can often be assigned to another buyer before completion, subject to developer consent, an assignment fee, GST on the uplift and BC's Home Flipping Tax inside 730 days. Resale has no equivalent — you complete, own, and sell on MLS when you choose.
Timing and price certainty
Presale locks a price today for a home delivered in one to four years. If the market rises you capture that. If it falls, the contract price still stands — REDMA does not protect against market movement. Resale removes that variable entirely: you pay today's price for today's home.
Financing risk is the real difference
The most common presale problem is not the building, it is the mortgage. You qualify at contract informally, then requalify for real in the final months before completion. Rates, lending rules and your own income can all change in between. Stress-test your file at a higher rate before you sign, and keep a buffer.
