Presale pricing does not exist in isolation — every launch is priced against the local resale benchmark below.

How to read this report
Benchmark price is the board's like-for-like measure of a typical home, which is more useful than an average that swings with the mix of what sold. Year-over-year change tells you direction. Days on market tells you leverage: under 25 days favours sellers, over 45 favours buyers. Gross rental yield is annual rent divided by price, before strata fees, taxes and financing.
Surrey presale market
Surrey condo pricing is up 2.0% year over year, with a benchmark of $530,600 and homes selling in about 29 days as of January 2026. What this means for presale buyers
Where the resale benchmark is flat or softening and days on market are stretching, developers compete on deposit structure and incentives rather than headline price — that is when a low-deposit release is worth chasing. Most BC presale deposits total 5–15% of the purchase price, paid in instalments — current promotions on select Fraser Valley projects run as low as 2.5–5%. All deposits are held in trust under REDMA.

It depends on your completion horizon, not on this month's benchmark. Presale buyers are pricing a home delivered in one to four years, so financing capacity at completion matters more than the current month's direction. Where days on market are long, deposit and incentive negotiation is at its most productive.
What is a benchmark price?
A board-calculated price for a typical home of that type in that area, adjusted for differences in the mix of homes that sold. It is more stable and more comparable than an average sale price.
What rental yield should I expect on a BC presale condo?
Gross yields in the Fraser Valley currently run higher than in Vancouver and Burnaby — see the city tables above. Gross yield ignores strata fees, property tax, insurance and financing, so model the net figure before you buy for cash flow.
