How do I get floor plans and the current pricing sheet for a presale project?

Open the project's page on presaleproperties.com and use the “Request floor plans & pricing” form — you'll get the floor plans, the current price sheet and deposit structure the same day, including VIP allocations that aren't public yet. If you don't know the project's exact name, text the area or building to (672) 258-1100. There is no cost: the developer pays our commission.

Does it cost anything to use a buyer's agent on a presale?

No. On virtually every presale in BC the developer pays the buyer-agent commission out of the project's marketing budget, and the contract price is the same whether or not you're represented. Walking in alone doesn't lower the price — it just leaves that budget with the developer's own sales team. Register with us before your first sales-centre visit; if a project is structured differently, we tell you in writing beforehand.

What is a presale condo in BC?

A presale (pre-construction) home is bought from a developer before it's built — at today's price, with a staged deposit — and you take possession when construction completes, typically 1–4 years later. Deposits are held in trust under BC's Real Estate Development Marketing Act (REDMA), and you have a 7-day rescission period after signing.

How much deposit do I need for a presale in BC?

Most BC presale deposits total 5%–20% of the purchase price, paid in instalments tied to milestones. In 2026, several Fraser Valley projects are offering 5% (some as low as 2.5%) total deposits. Is there GST on presale and new construction homes in BC?

Yes — 5% federal GST applies to new homes. A qualifying first-time buyer pays no GST on a new home up to $1M, with the rebate phasing out to $1.5M; other owner-occupiers may qualify for a partial rebate. Investors are treated differently. Confirm your position with your lawyer or accountant before the rescission period ends.

What is VIP presale pricing and how do I get it?

Developers release early allocations and first-phase pricing to buyer-side teams with a track record before the public launch.
